How do I know if I have a water leak or if I just have condensation on my walls & windows?
Condensation has a different appearance from a water leak.  It will look like beading or droplets running down your glass or walls.  A water leak will be a stream or a full sheet of water.  It will also wet your floors below.  A water stain will appear on the ceiling above if that is part of the source - this stain will start out being a grayish color and overtime will become a yellow or ruster red color.
 
 
 
How can I create easy access for KCL to get into my home during the drying process?
If you are able to be home during the time of drying it will allow for complete access for our technicians.  A neighbor with keys or a locking key box can always be useful too.  Often our customers will just leave a spare set of keys with KCL - we tag your keys and keep them locked in a secure lock box.  This will promptly be returned upon completion of the work.
 
 
 
When should I report my water loss to my insurance company?
The first step is contacting the restoration company on the emergency number provided by your management company - this is to minimize damages of your loss.  We will direct you to your next step after assessing the situation.  Your insurance companies involvment varies on the amount of loss that has occured.  You should always consult your property management company.
 
 
 
Who receives the scope of work and estimate for my repairs?
The scope of work and estimate are forwarded to your property management company.  No repairs will take place until this estimate has been approved.
 
 
 
Do I need to fill any paper work our or sign anything in the event of a water damage loss?
Yes, our technicians will ask you to sign a Work Authorization form.  This form will be kept on record and is a saftey net for both our customers and our company.  Upon completion of our work our technicians may also ask you to sign a Satisfaction form - this is so we can ensure we have done our job to all your requirements!
 
 
 
 
 
What is your busiest season for water damage?
It is always busy here at KCL Building Services!  We find a higher number of water damage calls come in during the late fall and winter months, largly due to the weather we have during these seasons.
 
 
 
 
When does mould growth occur in a water damage loss?  Should I be worried?
Mould growth occurs when there is moisture and nutrients meeting.  When there is not enough ventilation to expel the moisture in the area mould growth will occur.  This is why it is so important to stabilize and begin effective drying of a water damage loss.  No, you should not be worried.  Our certified technicians will provide containment and eliminate the source.
